Agrupación, declaración de obra nueva antigua e inmatriculación de finca rústica en Fene (A Coruña)

Abstract

El presente trabajo aboga por demostrar la problemática y el itinerario jurídico y técnico respecto a la agrupación de dos fincas registradas en el término municipal de Fene (A Coruña), sobre las que se encuentra una vivienda que pretendemos inmatricular. Para la inmatriculación de la vivienda se procederá a preparar la documentación para generar una declaración de obra nueva antigua. A su vez, se estudiará la posibilidad de habilitar documentalmente una finca aneja a las otras dos para inmatricularla en el registro de la propiedad. Durante el desarrollo del proyecto, se aborda la descripción de los procesos a ejecutar y cómo debemos elaborar la documentación técnica de apoyo para que los fedatarios públicos generen primero la documentación necesaria y posteriormente la inmatriculen.

The project aims to demonstrate the legal and technical issues and process for combining two properties registered in the municipality of Fene (A Coruña), on which a home is located. To register the property, we will prepare the necessary documentation to generate a declaration of new construction. In addition, we will study the possibility of providing documentation for a property adjacent to the other two properties for registration in the property registry. During the development of the project, we will describe the processes to be carried out and how to prepare the supporting technical documentation so that the public notaries can first generate the necessary documentation and subsequently register it.
